Over 400 homes earmarked for former factory site in Telford

A huge scheme could see more than 400 homes transform a derelict site in Telford.

Redrow Homes wants to build 409 homes on the site of a former factory off Castle Farm Way in Priorslee.

The plans, which have been submitted to Telford & Wrekin Council, say the site has been derelict for a number of years and previously housed the former Celestica factory, which has since been demolished.

Most of the new properties would be two-storey buildings and have between one and four bedrooms, but there would also be a "handful of two-and-a-half and three storey apartments in key locations".

A report, submitted alongside the planning application, states: "The aim of the proposal is to provide a new high quality residential development that respects and enhances the existing landscape setting of the site, but that also delivers benefits to the wider community through provision of new footpath links, open spaces and much needed market and affordable housing within the area.

"The site has been derelict for a number of years, previously housing the former Celestica factory now demolished.

"The majority of the site is now covered with rough grassland and self-set trees amongst the existing mature trees and vegetation."

The plans state that a quarter of the homes would be affordable housing.

There would be a mix of detached, semi-detached and terraced houses as well as maisonettes and apartments.

The scheme would also provide parking for almost 1,000 cars.

It is expected that developers will be offering contributions towards education, play facilities and highway works.

The plans state: "The predominant scale of the development will be two storeys, with a handful of two and a half and three storey apartments in key locations.

"The disposition and orientation of buildings have been led by the constraints and opportunities for the site, but have been designed to provide for a strong street scene with clear demarcation between public and private space.

"Variation in house types will provide for a variety along the street scene. A range of house types, sizes and tenures are proposed within the development, providing a range of one to four bed properties."

The site would be accessed off Castle Farm Way.

A primary road would loop through the site, connecting to other streets within, and will include a shared footpath and cycleway.

A decision on the proposals is expected to be made by Telford & Wrekin Council in the upcoming months.
