Telford trade counter plan as developer buys Hadley Park site

Shrewsbury developer Morris Property has bought a five-acre site at Hadley Park East in Telford, which it plans to turn into a set of trade counters.

The company hopes the site, for industrial use, will create jobs in the area. While a different concept, the speculative development could replicate the success of Morris's trade counter developments at Battlefield in Shrewsbury in recent years.

The developer has exchanged contracts with the Homes and Communities Agency and Telford & Wrekin Council on the land, and submitted a planning application last Friday.

This site forms part of Telford & Wrekin Council’s Land Deals programme and its inward investment service, Enterprise Telford negotiated the transaction on behalf of the partners.

Proposals for a sensitively designed scheme will be drawn up in consultation with local planners. The land is designated for commercial uses, including general industry, storage and distribution. It fronts the A442 Queensway, known locally as the Eastern Primary.

Lambert Smith Hampton and Andrew Dixon have been appointed as joint agents to act on Morris Property’s behalf to assess initial interest in the site.

Liz Lowe, head of estates at Morris Property, said: “We are keen to invest in the area to bring forward a well thought-out, quality development to meet occupiers’ requirements.

“We have a reputation for quality, as seen in our successful Vanguard Park development in Shrewsbury. We have also been proactive in Telford, delivering two projects at Hortonwood on behalf of Telford & Wrekin Council.

“This site opens up possibilities for investment and job growth to benefit the local community. We are asking any potential occupiers to register their interest early if they feel the location would be of interest.”

Morris Property has appointed architects HLP from Liverpool to bring forward a master plan in discussion with the council.

The company hopes to present a "sympathetic" design which fits in with neighbours including Hadley Park House Hotel and Hadley Windmill.

Morris Property is part of a fifth-generation family business working in property investment and management, new build residential and commercial developments and restoration schemes.
