"Graig Las is a charming two bedroom property, situated within half a mile from the popular rural village of Llannefydd and only some five-and-a-half miles from the A55 expressway," said Eifion Bibby of Davis Meade Property Consultants.

"The south-facing farmhouse is in need of sympathetic upgrading and the range of outbuildings has potential for conversion to residential or alternative use, subject to statutory consents.

"The property has an exceptional outlook towards the Clwydian Hills and distant sea views and may well be suited to those seeking a lifestyle property with the added speculative development potential in respect of the traditional outbuildings" he explained.

The land at Y Wern, Llandyrnog, has road frontage access onto the B5429, natural water course and is well situated about one mile from Llandyrnog and 3.5 miles from Denbigh.

"This land is within the Vale of Clwyd and parcels of such size and attributes are rarely available to purchase in the locality," said Eifion.

Also being auctioned on September 28 is a 4.7 acre (1.9 hectare) block of agricultural paddock land and part amenity wooded area near Glyn Ceiriog, Llangollen. This has a guide Price of between £22,000-£25,000).

"The Coed y Glyn land is situated in close proximity to Glyn Ceiriog village and may well attract interest from those seeking pony grazing or for agricultural use" he added
