Shropshire Council could rake in £3m from homes master plan

Shropshire Council could rake in more than £3 million from developers planning to build 900 new homes in Shrewsbury, it has been revealed.

The master plan for the Shrewsbury South Sustainable Urban Extension was backed by cabinet members in October. As part of the proposals land will be set aside to build hundreds of homes to the north and south of Oteley Road, Shrewsbury Business Park will be expanded.

A 22 hectare employment site near to Shrewsbury Town's Greenhous Meadow will also be created.

The nearby Meole Brace Retail Park will also have scope to extend.

As part of the deal, developers will be asked to stump up cash for local infrastructure projects though a Community Infrastructure Levy (CIL).

Speaking at a meeting of Shrewsbury Town Council's recreation and leisure committee on Wednesday, Shropshire Council planner Eddie West told councillors this could amount to more than £3 million.

He said the cash could be used to improve infrastructure in the area, as well as create a play area or new community centre.

"It could be used for those things which are very expensive, things like a community centre on the site,

"Realistically all the Community Infrastructure Levy money will have to go back into the development," he said.

As part of the master plan for south Shrewsbury, a brand new £40 million shopping development will be built on Oteley Road.

It will include a new Waitrose supermarket creating up to 200 jobs, as well as a new Percy Thrower's Garden Centre and a shopping precinct with seven new shops – expected to bring an additional 100 jobs.

Under the CIL, companies are asked to pay cash into one big pot which is used to fund major projects.

Shropshire Council has set out its priorities for urgent projects including, the upgrading A5 Churncote Junction as well as the A5 Shrewsbury bypass junctions west of the A49.
