Subject to buyer not pulling out
Notification of Sale (Subject to Contract) is a seller's nightmare when the buyer backs out at the last minute. It must happen often in this frenzied housing market. We accepted an offer made on July 31 and four weeks later the buyer withdrew giving no reason or apology, leaving us gutted and considerably out of pocket.
Taking the offer seriously, we had found a house, instructed our solicitor and paid search fees, hoping that both contracts would be completed together in order that we could move into our new home.
Our solicitor regularly informed us that everything was proceeding well. Then, after four weeks, the buyer suddenly pulled out, leaving us to pay legal and search fees.
Our vendor's chain has now broken and we have had to unpack and cancel removal.
What can we do next time to take an offer seriously?
