Restaurant told it can't replace windows plus the latest planning applications received and decided in Telford

Planning officials ruled that the uPVC windows would "fail to preserve the special architectural and historic interest of the listed building”

A restaurant in Wellington has been told it cannot replace its wooden windows with uPVC ones because they would harm the local conservation area.

Wellington Bar and Grill, a Grade II-listed building opposite the Orbit Cinema in the historic town centre, was given permission earlier this year to replace eight wooden windows with ones matching the old ones.

A subsequent proposal from Newgate Properties would have seen eight timber windows with more modern-style vertical sliding sash windows. The first and second floors are in the process of being converted to an 11-bed HMO after planning permission was given for that in May 2024.

Planning officials ruled that the uPVC windows would "fail to preserve the special architectural and historic interest of the listed building”.

The applicants compared the building, formerly home to The Beacon pub, to The Orbit across the road but were told that the cinema is not a listed building.

Officials noted that the "no clear or convincing justification has been provided to outweigh this harm”.

They noted that uPVC windows would neither accurately replicate the detailing, proportions, nor craftsmanship of the original.
