Plans for seven new homes near North Shropshire cemetery submitted

CMS Jaw Limited has submitted a full planning application for the scheme off Swan Hill in Ellesmere.

A proposal for seven new homes is being sought near a north Shropshire cemetery.

CMS Jaw Limited has submitted a full planning application for the scheme off Swan Hill in Ellesmere.

The site is to the east of the chapel and cemetery, with The Mere and Cremorne Gardens nearby.

A planning statement, submitted by Alex Bruce, from Berrys, says the scheme consists of six semi-detached dwellings and one detached, all of which have three bedrooms. He added that they are of a similar style and character to the houses opposite the development site.

"Its design has nevertheless been informed by a range of site-specific considerations, including topography, landscape character, heritage setting, protected trees, existing vegetation and its relationship with Swan Hill and Cremorne Gardens," said Mr Bruce.

"The dwellings proposed are to be located in a linear fashion, but set back from the road to enable the retention of some hedgerow and to allow for landscaping along the street frontage."

Mr Bruce added that the detached house is at the top of the site and sits "as a better context" compared to the houses on the other side of the road.

He said: "This proposal has taken account of the shortcomings of the previous submissions and Berrys have worked closely with Shropshire Council's planning officers and the historic environment team to reach a design which responds positively to the character of the area and responds well to the topography in the same way that the existing houses do on the north side of Swan Hill."

It is being proposed that a minimum of 10 per cent of the homes will be affordable, with the development allowing for views and an access that is not currently available to the public.

"There is existing residential development in this part of Swan Hill, and the principle of housing in this location would not be incongruous," said Mr Bruce.

"The land itself does not make any particular contribution to the conservation area, being heavily screened.

"No essential features of the conservation area or other significant heritage features would be harmed by the proposed development."

The proposal also includes the creation of a new "fit for purpose" residential access, off Swan Hill.

"The assessment demonstrates that the proposed arrangements are suitable to accommodate two-way car movements and emergency access," said Mr Bruce.

"The proposed development will remain privately maintained and will seek to utilise the existing council waste collection arrangements in place along Swan Hill, with appropriately located bin storage and collection points."

The application can be viewed by searching for reference 26/03775/FUL.

The consultation runs until November 23.
