'A beautiful new neighbourhood': Here's what's planned for 2,000-home Telford development

Telford's updated local plan is set to create three huge new communities north of the town, each comprising more than 2,000 homes.

With the local plan set to be approved at the full meeting of Telford & Wrekin Council later this week, the Shropshire Star has taken a closer look at the proposals for one of those huge new housing developments.

The proposals are for three 'sustainable urban extensions', all on land to the north of Telford.

They include a number of schools, jobs, parks and public open spaces for the developments.

Ultimately they are intended to deliver a total of 7,900 homes - although not all of those are targeted for completion during the plan period, which runs from 2020 to 2040.

One of the proposals is for land to the north of Bratton and Shawbirch. The development would be made up of 2,100 homes and two hectares of employment land over the plan period.

Others are planned for a 182-hectare site to the northeast of Muxton, and land north of the A442 at Wheat Leasowes.

Documents submitted as part of the local plan process back in 2023 describe what the Bratton development, known as 'Bratton Green', would involve.

It described the 'vision' being "to create a beautiful new neighbourhood for Telford designed to respond to the challenges of the climate emergency by embracing sustainable design and connecting people with nature".

The document outlines ambitions to provide "a mix of homes for all ages, needs and means as well as shops, a school, community facilities and open green spaces to promote a healthy and active community".

Included in the early plans are a total of 2,100 homes, a new two-form entry primary school, a local 'community hub' with shops, services and co-working space, as well as a new employment space 'providing opportunities for small and medium enterprise business growth'.

The proposals describe 'extensive community parkland' with play areas, cyclepaths and footpaths.

Sports pitches, allotments and orchards are also included in the 'vision' for the new settlement.

The vision document describes the area as the 'logical location' to provide space for growth in the borough, adding: "A major benefit of larger scale development in a single site such as Bratton Green is that comprehensive infrastructure, facilities and services can be brought forward alongside substantial numbers of new homes."

It states: "The vibrant neighbourhood will feature 2,100 homes for people at all stages of life.

"This will include starter homes, family homes, later living and, extra care accommodation.

"The site will provide a variety of affordable housing types and tenures, addressing both local need and policy.

"The focus of the local centre will be the community hub, which could include co-working space, meeting facilities, a café, a nursery, indoor play facilities and health services.

"The local centre will also include a primary school and local retail facilities to meet the day-to-day needs of residents.

"A network of green cycleways and footpaths will connect key areas within the neighbourhood and links to the wider urban area. They will take pressure off local roads and contribute to residents’ health and wellbeing."

The proposals also outlined how 'low carbon living' is an essential part of the proposals.

It describes how the properties will be built to consume less energy, and that solar panels will be a 'key feature' for domestic energy generation.

It adds that electric vehicle (EV) charging points will be provided 'for all dwellings with on-plot parking', together with access to communal EV charging points for the whole development.

It states that "every home will be built with the space and technology" to allow for comfortable home working, including the superfast data connections needed for modern living.

Telford & Wrekin Council will discuss the local plan update at a meeting on Thursday (February 27).
