560 more homes added to huge Telford development

More than 560 new homes could be built in Telford in the latest phase of a multi-million pound project to create a new community.

Plans were today unveiled for phase eight of the Lawley Village project in Telford, which involves a 330-acre area of land, complete with 3,500 homes, representing a huge investment in the area.

About 1,000 homes have already been built at the site and the latest phase will include 561 two, three and four bedroom homes built by Taylor Wimpey, Persimmon Homes and David Wilson on 37 acres of land. That equates to 70 two bedroom homes, 285 three bedroom homes and 206 four bedroom homes.

It is expected that 12 per cent of the homes, a total of 69, will be affordable homes. That figure is lower the 25 per cent originally recommended when the overall Lawley scheme was unveiled in 2005.

Applicants the Lawley Village Developer Group have lodged the application with Telford & Wrekin Council with a decision expected in June.

Guy Scott, project director for the Lawley Village Developer Group, said: "The overall scheme provides numerous community benefits including financial contributions to highways, public transport, education, sports and open space facilities."

The site is between the homes already build as part of the Lawley Village project and the M54, with Lawley Drive to its west.

Access to the site will be off junction 6 of the M54 and two new junctions will be created off Lawley Drive.

As well as the 561 homes, the latest application will also see a network of streets, pedestrian and cycle links and an bridleway created and a children's play area.

The site is part of the restored Mondroe and Newdale Opencast Coal site which was operational from 1958 until 1959 and then from 1987 until 1990.

Developers say the shallow mineworks have been drilled and pressure grouted beneath house plot areas and that the risk of future ground movement associated with the collapse of mineworkings beneath the plots is minimal.

Altogether the development of the entire 3,500-home Lawley Village project, which also includes a new primary school, is being completed in 11 phases and it is anticipated that the entire project will take until 2028 to complete.
