More details of 250-home development on edge of Telford revealed
More details have been revealed about a proposal to build up to 250 homes in Telford.

Working alongside Homes England and AtkinsRealis, Telford & Wrekin Council has shared plans about the development on greenfield land to the west of Lawley. It will consist of two-, three- and four-bedroom homes, with 25 per cent of them being affordable.
There will also be a total of 635 private car spaces (including garages), as well as 97 on-street, with an area of parking proposed at the junction of Arleston Lane and Pepper Mill and Glendale to help to relieve congestion during peak times.
The council says access to the site, which has been allocated for residential development within the Telford and Wrekin Local Plan 2011-2031, is key.
“Our proposed vision includes a main spine road, Arleston Lane, through the middle of the site,” said a spokesperson.
“Access is proposed to connect Pepper Mill and Glendale to the south and utilise the existing Arleston Lane.

“The existing section of Arleston Lane will be widened to 5.5 metres, where it will be taken into the north development parcel. Part of the existing northern section of Arleston Lane along the northwestern boundary is proposed as a cycle and pedestrian route, which will rejoin the proposed highway.”
The spokesperson added that a green corridor through the centre of the site retains existing woodland, and a series of attenuation ponds also run parallel to the western boundary.
“The design provides public access throughout the corridor, linking to Wrekin Way to support health and well-being,” said the spokesperson.
“Using the site’s natural features and its varying topography, our design creates distinct development parcels, maintaining a suburban feel on the ‘edge of town’ site. The design follows a home zone concept – where the aim is to meet the needs of pedestrians and cyclists and where the speed and dominance of cars are reduced.”
The plans can be viewed at Lawley Community Hub from 9am to 4.30pm up to this Friday (August 2), as well as online up to 5pm on August 9.
Feedback forms are available at the hub for you to comment on the plans. The council say an outline planning application is due to be submitted in late autumn, with a decision expected early next year.
If approved, the council will move forward with Homes England to identify a developer for the site.
