200 homes plan revealed as latest proposal for Shropshire town involving agricultural land

Developers reveal pitch for “much-needed market and affordable housing”.

An application has now gone in for 200 homes in a Shropshire town after the proposal was revealed last October.

The plan, from Catesby Estates, is for a large site to the southeast of Shifnal.

The scheme would involve 16 acres of agricultural land at New Park Farm to the north of Revells Rough, and next to an existing Taylor Wimpey development known as the Thomas Beddoes estate.

As part of the plan buildings from New Park Farm would be demolished.

The access roads for the development would be off routes through the existing estate - at Stone Drive and Owen Drive.

The plan was revealed last October, with consultation taking place on the plans since they were announced.

A planning statement submitted with the application says that 40 of the 200 homes would be classed as “affordable”, with the remaining 160 sold at market price.

Documents submitted with the proposal show that the developers believe the scheme would generate £2.1m a year from the households on the new estate.

Detailing the proposal the planning statement says: “The proposed development covers a net developable area of 5.98 hectares, comprising the delivery of up to 160 market homes, with 20 per cent of the overall provision of dwellings to be affordable homes, which will be designed with regard to the local vernacular.

“The proposed development will not exceed 2.5 storeys in order to integrate with the surrounding context.

“The vehicular, pedestrian, and cycle access points will be taken off two existing connections to the west of the site from Stone Drive and Owen Drive, providing safe and suitable junctions for all forms of traffic.

“The existing New Park Farm access can be utilised to provide a pedestrian and cycle connection to Lamledge Lane to the east, improving the permeability of the scheme.

“A green corridor is proposed, extending from Stone Drive to the southern boundary, which will provide mature trees, hedgerows and shrubland, helping to create a warm and welcoming space for relaxation through the centre of the development. This will also provide ecological benefits and support habitats throughout the site.

The application says that the developers will hold discussions over financial contributions towards local facilities, including schools.

Urging Shropshire Council to approve the plan it states: “The site is in a sustainable location, adjacent to the eastern village boundary of Shifnal.

“There is a range of facilities within walking distance, including a convenience store, a railway station, bus stops, and a primary school, amongst other community facilities and services.

“The applicant will hold discussions with the council to agree on appropriate contributions to support these services.”

It adds: “The proposals will provide much-needed market and affordable housing, as well as deliver economic benefits to the local economy, and provide public open space, enhanced biodiversity and new planting.”

A decision on the proposal will be taken at a later date.
