Farmland near M54 Wellington junction earmarked for more than 100 new homes

The applicants said it would form “a natural and logical extension to Wellington”

More than 100 homes could be built on farmland near Junction 7 of the M54 at Wellington if planners approve.

St Philips Land has lodged a planning application with Telford & Wrekin Council setting out its assessment in favour of the proposal which lies north of the motorway off Holyhead Road.

Birmingham-based planning agent Lichfields has told council planners that the site is on 7.3 hectares of arable farmland close to the Shropshire Hills National Landscape, The Wrekin and The Ercall, a local nature reserve, an ancient woodland and a geological site.

"The applicant considers it critical that local councils capitalise on opportunities to deliver economic and housing growth within their areas, to ensure they can build a strong, responsive, and competitive economy for their residents and help grow the local economy" the agents write.

The site is contained in the borough’s emerging local plan which is in the process of being modified in advance of anticipated adoption later this year.

The applicants wrote that the proposed development offers an "ideal opportunity to deliver a high-quality, attractive and well-integrated new neighbourhood, which forms a natural and logical extension to Wellington”.

If approved it would have 16 two-bed houses, 39 three-bed houses and 22 four bed properties.

It would also have 26 affordable homes 'pepper potted' throughout the new area.

The agents also said the scheme would be good for the economy, bringing in £22 million of private investment and adding £8.7 million to the local economy.

It would also "generate approximately £208,000 in annual council tax revenues, providing a significant contribution towards the local authority’s revenues for expenditure on essential local infrastructure and services," the agents added.

Wrockwardine Parish Council was included in pre-application discussions and said it would "not support this proposal as it is in an area that has already been subject to extensive residential development and would put even more pressure on the infrastructure”.

The parish council is also concerned about increasing traffic problems.

A period of public consultation has begun; learn more on the the online Telford & Wrekin Council planning portal (reference TWC/2026/0490).
