Revealed: Fastest and slowest house sales markets with SY postcodes
A house-buying firm has revealed how many days more it takes to sell a house in the fastest and slowest property markets across Shropshire.
According to research by Property Solvers transactions are taking an average of 123.38 days (nearly 18 weeks) to complete across SY postcodes over the last year.
Some of the quickest areas to sell a property at the moment include Welshpool (SY21), the Bayston Hill area (SY3) and Whitchurch (SY13).
In the top 10 areas, Property Solvers revealed that homes took an average of 113.30 days (16.19 weeks) to sell.
Homes were selling the slowest in the Shrewsbury (SY4 - Baschurch, Bomere Heath, Nesscliffe, Shawbury, and Wem), Ellesmere (SY12) and Llanfechain, Llanfyllin, Llansantffraid, Llanymynech & Meifod (SY22) postcodes.
In the bottom 10 postcodes, the data showed properties were taking an average of 124.10 days (17.73 weeks) to sell.
The latest dataset analysed over 529 property sales across the region between October 2022 and October 2023.
The statistics track the moment a property is listed on the UK’s leading property portals to the point it’s marked as officially ‘sold’ at the HM Land Registry.
As shown in the table below, properties were selling the fastest in Welshpool (SY21), Shrewsbury (SY3 - Bayston Hill) and Whitchurch (SY13) adopting a minimum number of 10 property sales in a given area.
Ruban Selvanayagam of Property Solvers said: “The property market is certainly in a different place relative to a couple of years ago.
"The continued pressures on the mortgage sector and buyers ability to secure the right kind of finance has resulted in delays with sales completing,"
The co-founder of the sell house fast company added: “Combined with the recognised ‘snail pace’ nature of the conveyancing process, it’s likely that these trends are likely to remain for some time.”
The fastest three areas are: Welshpool (SY21): 108 days. Shrewsbury (SY3): 109 days, and Whitchurch (SY13): 110 days.
The slowest areas are: Shrewsbury (SY4): 134 days. Ellesmere (SY12): 133 days and Llanfechain, Llanfyllin, Llansantffraid, Llanymynech & Meifod (SY22) on 129 days.
