'Modest' 26-home development planned for edge of village in northwest Shropshire

The applicants say the development would be a “modest” extension to the village.

A proposal for up to 26 new homes on land off the B5068 in Dudleston Heath near Ellesmere has been submitted to Shropshire Council, with developers describing it as a “modest, high-quality and sustainable extension” to the village.

The outline planning application, prepared by Base Architecture, seeks to determine whether such a development would be acceptable in principle, with detailed designs dealt with in a separate application at a later date.

It’s proposed that the development, if built, would sit on equestrian land immediately west of the existing settlement, within the 30mph zone on the B5068.

Documents state the site is in a sustainable location and is described as “well connected”, with two bus stops opposite the proposed access point.

The documents also highlight Dudleston Heath’s existing services, including a primary school, village hall, shop and post office.

Indicative layouts show a mix of detached, semi-detached and bungalow-style homes, including several bungalows and a mix of two-, three- and four-bedroom homes.

Base Architecture, which has submitted the application on behalf of the landowners, argues the scheme represents a logical and sustainable expansion of the village.

“The site has the capacity to deliver up to 26 high-quality new homes in a manner that respects both the existing settlement pattern and the rural landscape to the west,” the application concludes.

The full application, which is open for public consultation until April 21, is available to view online on Shropshire Council’s planning portal using reference number 26/00978/OUT.
