Plan lodged for 200 homes in Ludlow

Up to 200 new homes could be built in Ludlow if plans are approved.

The application, submitted by Pickstock Homes Ltd for the development in Rocks Green, would see 30 affordable homes built.

The site was earmarked for development within Shropshire Council's Site Allocations and Management of Development (SAMDev) plan in 2016.

The plan is a hybrid application, it is applying for full planning permission for 68 homes and outline planning permission for a further 132.

The houses will be a mix of two to five bedrooms, all with two storeys.

Also planned for the site is landscaping and public open space, a new access point from Rocks Green and infrastructure works.

In the design and access statement it says that the plan would deliver "much needed housing" for the area which is currently used as grazing pasture.

It says: "The development will provide good linkages between the development site and the employment locations south of the site as well as with the existing built up area of Ludlow, the town centre and the river.

"The indicative masterplan illustrates a scheme that can deliver much needed housing in a sustainable location.

"Furthermore the proposals will help to boost the supply of housing through the delivery of a high quality residential development in a sustainable location.

"Given the site’s characteristics it is considered that the proposed development will not have a detrimental impact on local amenity and is considered to be consistent with its surroundings and the character of the area."

The site is located about 1.5km from the centre of Ludlow, where there are a number of services and facilities including doctors, dentists, retail stores, supermarkets and a number of other amenities.

The plans add: "The site is therefore in a sustainable location, within walking distance of many local services."

Rocks Green where the site is located is a small hamlet on the outskirts of Ludlow.

It primarily consists of small rural cottages and bungalows along the main road. The properties range from Victorian cottages that are either brick or clad with pebble dash to single storey bungalows.

The plans say that the proposals were informed by a process of community consultation.

It adds: "The areas of concern arising from these consultation events focused upon the access arrangements to the site and the traffic generation expected."

If approved, the development is expected to take six years to build.

A decision will be made by Shropshire Council in coming months.
