A Burger King, KFC and Costa Coffee are planned for a site off Rampart Way, near Junction 5 of the M54.

Specialist development firm Telford Commercial has submitted a planning application to Telford & Wrekin Council which says the development is expected to create the equivalent of between 75.5 and 77.5 full-time jobs.

The plans state that the opening of a new KFC restaurant alone creates, on average, between 40 and 50 new jobs.

The proposals have emerged after another scheme for the site failed to materialise.

A report, submitted with the planning application, said previous plans for a pub and Costa drive-thru faltered when it was discovered that Rampart Way was to become a dual carriageway creating a ‘left in, left out’ access arrangement. It said: “At the time this meant that Costa Coffee also reconsidered.

“At this stage a public house was also proposed but the design was not acceptable to planners and despite Greene King creating a bespoke design for the site it was felt that the design failed to meet with planners’ aspirations.

“After three years Greene King felt that they could not compromise their design any further and finally dismissed the site.”

The reports said the fresh plans hope to transform a site at a gateway into Telford which has been unused for many years.

The plans state the development offered the opportunity to create jobs as well as a “high quality eye catching and memorable development”.

It added: “The proposed development has been designed as a bespoke ‘gateway’ scheme for KFC, Burger King and Costa Coffee and their commitment to quality has resulted in three new buildings of a high design standard.

“Once in operation it is anticipated that the development will result in approximately 75.5-77.5 full time equivalent jobs per year. This will include front and back of house staff such as kitchen staff, waiters, cleaners and managers.”

The development would have 87 car parking spaces, eight cycle stands and eight spaces for motorbikes.

The opening hours sought after are between 5.30am to 11pm, Monday to Sunday.

The site is technically greenfield land and is not subject to any previous planning permission.

It has been used as a storage compound during highway works on Rampart Way.

A decision on the proposals is expected to be made by Telford & Wrekin Council in the forthcoming months.
