Large arable block with buildings exceeds £13,000/acre guide

An excellent block of arable land with modern farm buildings extending to approximately 177.27 acres (71.74 hectares) has successfully been sold by Berrys.

Land at Little Ness exceeds guide price

The land and buildings at Little Ness, Nesscliffe, Shropshire was offered for sale by formal tender with a £2.3 million guide price.

“This was an excellent arable block in a good location with roadside access and, as we expected, it generated a great deal of interest from farmers locally and from further afield,” said Chris Jones, partner in charge of agency at the Shrewsbury office of Berrys.

“Land with such characteristics and location rarely comes on the market and its acreage and the added benefits of modern buildings made it attractive to farmers looking to expand and incorporate the land into an existing business and also those looking to run a standalone arable unit,” he said.

“The method of sale enabled a quick, clean and transparent conclusion which worked very well when land of this nature comes to the market,” he added.

A good number of tenders were received and the land was sold to a local farmer for well in excess of the guide price of £2.3 million (£13,000 per acre).
