Full planning permission was granted in July 2021 for the project off Mile End roundabout, which includes the formation of a 360m spine road, two 3.5m wide foot and cycleways, a 2m wide footpath, an electricity substation, supporting utilities infrastructure, drainage, landscaping, and ancillary works.
At the same time, outline permission was approved for 10 plots to be delivered in four phases. This will provide a hotel, three units providing hospitality and services, five units offering general industry and ancillary office, two mixed use units providing storage/distribution with ancillary office, and the provision of green infrastructure and all ancillary works.
However, following an ongoing review, the council says it is proposed that four vehicle access points will be replaced by hardstanding to provide continuous footway/cycleway on both sides of the road.
Therefore, the total length of ‘Road 1’ has been shortened by 72 metres ‘to allow for flexibility on the disposal and development of the plots’.
“The proposed amendments to the layout of Road 1 are not considered to be material to the approved development and do not significantly alter the layout of Road 1 and the wider Oswestry Innovation Park,” said Sunita Burke, association director at consulting firm, WSP, who are acting on behalf of the council.
The project is well underway at Mile End, however asbestos was discovered at the site earlier this year. According to a letter from Joshua Scales, a senior town planner at WSP, the substance was found at the Road 3 site on July 18.
Mr Scales said the contractor isolated the area and separated the contaminated material from other stockpiles.
