700 homes, a pub, restaurant and shop: Plans for new huge development in Telford

Nearly 700 homes could be built as part of a new development in Telford.

Plans for New Trench Lane in Muxton could also see hundreds of jobs created with the building of a pub, family restaurant, convenience store and office space.

A letter has been sent to residents living nearby in a bid to win support for the development before a formal bid for planning permission is submitted to Telford & Wrekin Council.

It has been sent by Roman Summer Associates Ltd, acting as agents for developer Tesni Properties Ltd, and says: "In the near future, we intend to submit an outline planning application to Telford & Wrekin Council."

"We consider the land is sustainably located, and it was in fact put forward by the council as a proposed site for housing in its May 2014 'Proposed Housing and Employment Sites' document.

"Before we take this much further, however, we feel it is important to gauge the views of local residents and other stakeholders."

It outlines plans for up to 665 residential homes. The plans detail up to 100,000 square foot of mixed employment floorspace, intended for offices, light industrial space and research and development. There would also be a 400 square metre convenience store, and a family restaurant with drive-through facility.

The blueprint also includes a 650 square metre pub and up to 1,000 square metres of mixed commercial floorspace.

A "substantial part" of the space will be open space to allow for the protection of protected species, and make the site a "sustainable and well balanced development", the letter says.

The developers said the land is an appropriate site for the development as it is "closely related and accessible to the existing settlement, including adjacent proposals from the council and other parties on the land to the immediate west", is not green belt land, is not in a flood risk zone and is "generally of low ecological value".

The land is between Richards Road to the north and Wellington Road to the south.

There will also be open spaces, play equipment and a new roundabout on New Trench Road to provide access to the north and south.
