Village land earmarked for homes development

Plans have been put forward for nearly 70 new homes in a village in Shropshire.

Nine of the 69 homes proposed for Morda, near Oswestry, would be affordable and the development would also include a £440,000 payment to the area's parish council for community infrastructure improvements if permission is granted.

The outline proposal for land at Weston Road is the 'logical progression' of the development of the land following the approval of a separate planning application for the building of 21 affordable homes for Severnside Housing group in the area, papers in support of the plans say.

A planning statement lodged with Shropshire Council on behalf of applicants Mr and Mrs Hughes of Llawrypant Hall, Selattyn, said the potential for the development of the 3.24 hectare site of agricultural land was first explored in 2008.

The statement adds: "The development of this site is a logical progression from the first phase off Weston Road recently approved for 21 dwellings.

"In order to ensure that the development of the remainder of the site is as flexible as possible a second access to the land has been secured at the end of Kingfisher Way.

"This means that the timing of the commencement of the development on the application site is not delayed if the Severnside site progresses slowly.

"On receipt of outline planning consent the application site will be marketed to the development industry in the normal manner.

"Expressions of interest have already been received from the development industry but no formal arrangements have been entered into until planning permission is forthcoming."

The statement adds that under planning rules the proposal, if granted, would lead to a payment of about £440,000 to the area's parish council through what is known as the Community Infrastructure Levy.

The planning paper said the payment would 'easily cover' traffic calming measures and a controlled road crossing to improve safety for residents crossing the nearly B5069 road,

And it added that residential development will 'contribute a significant amount of housing to the Shropshire five-year land supply'.

Shropshire Council hope to made a decision on the application by July 12.
