Plans were today unveiled for 400 homes in Telford – the latest phase of a multi-million pound project to create a new community in the town.
The houses will make up phase six of the Lawley Village project which aims to turn a 330 acre area of land into a sustainable new community complete with 3,500 homes, representing a huge investment in the area.
About 440 homes have already been built at the site. This latest phase will include 388 one, two, three and four bedroom homes built by Persimmon Homes, Barratt Homes and Taylor Wimpey on 28 acres.
Developers say it will generate £62.5 million of investment into the borough.
It is expected that at least 15 per cent of the homes will be affordable, managed by the Bournville Village Trust and Sanctuary Housing Association.
Subject to planning permission being granted, the first homes should be completed by June 2013 and the whole of phase six by 2016.
The consortium has already created phases one, two and four. Another eight phases, including number six, are planned and it is anticipated that the entire project will take until 2028 to complete.
Guy Scott, project director for the Lawley Village Developer Group, said: “We are pleased to have submitted the planning application for this next phase of Lawley Village.
“It completes one of the four character areas of the overall scheme, which is another important milestone in this project and points to the developers’ confidence in the region’s housing market.
“Phase six will continue to bring significant investment to the town providing new jobs and supply opportunities.
“Moreover the overall scheme provides numerous community benefits including financial contributions to highways, public transport, education, sports and open space facilities.”

Contributions to open space facilities, someone is looking to be a comedian. Havent they built on almost every open space available? So sad to see my home town turn into a concrete jungle, but so glad I don't live there anymore.

If at least 15% of the houses are going to be affordable, does that mean that 85% are unaffordable?
Once again the great English language has been knobbled by management speak.

"a sustainable new community complete with 3,500 homes"
...what exactly do they mean by 'sustainable'? Assuming at least one wage earner per houshold where are the 3,500+ extra jobs (especially as parts of local industrial estates, i.e. Tweedale, have been zoned for yet more housing)
"It is expected that at least 15 per cent of the homes will be affordable"
...well that's really great news - so up to 85% of them will be unaffordable
“Phase six will continue to bring significant investment to the town providing new jobs and supply opportunities"
...whoopy flipping do - people will be employed to build houses and provide building materials - could be the secret to ending the "recession" - just keep knocking down whole towns and rebuilding them
...unless someone has come up with a cunning scheme to import tens of thousands of people to occupy all the extra homes...
...nah, they wouldn't dare...

... they fail to mention that they plan to use around a third of the Lalwey playing field for these houses..... something that not many people in the village realise...
