The Peplow estate is for sale for £12.5m

The Peplow Estate, near Market Drayton, boasts 681 acres of land including a seven-acre lake.

And the main house is an impressive mix of panelled reception rooms and opulent bedrooms.

Its attractions will be out of reach for most of us, although tomorrow's Euromillions jackpot of £17 million would allow any winner to buy it and still have more than £4 million in change.

The estate is currently owned by Lord Newborough, who has decided to sell to concentrate on his other property in Wales.

It features Peplow Hall, a grade II-listed country house dating from 1725, as well as walled gardens and parkland.

Lord Newborough has placed the estate on the market with estate agent Savills.

His preference is to sell Peplow Hall, with about 102 acres of grounds, at a guide price of £5 million.

But he is also open to selling the whole estate at a guide price of £12.5 million.

The estate, which is also registered with full organic status, includes no less than 10 further residential properties and an arable farm. The centre of the farming operation is Highway Farm, which includes a five-bedroom farmhouse, a range of modern and traditional buildings, two cottages and 242 acres of land.

The business supports 350 beef cattle and some sheep, and grows a rotation of potatoes, carrots, parsnips, onions and combinable crops.

Tony Morris-Eyton, property agent for Savills, said he was expecting a lot of interest - and insists £12.5 million represents great value for money.

He added: "Peplow Hall is a handsome and important grade II-listed country house in a private rural setting amongst beautiful gardens and parkland."
