Plot of land in Telford open to self-build projects

A plot of development land is to be offered up to would-be homeowners to design their own new-build houses.

Buyers are being invited to let their imaginations run free on the 21 plots available on the vacant development space near Telford town centre.

The land, being offered for sale by 360 Housing Partnership, will be sold with all the necessary infrastructure such as gas, drainage and pavements included in the plot purchase price, making it a tempting proposition for people wanting to build their own home.

360 Housing Partnership is also including architects' design fees in the sale of the land, which is accessed from Park Road which links with Dawley Green Way, further enhancing the prospect of allowing imaginative and unusual contributions to the site.

Roger Blakemore, managing director of the Rugeley-based custom build firm, said: "The fully serviced plots will lend themselves to a plethora of ideas and designs.

"Each individual plot owner will have flexibility to create their dream property with the guidance of a professional architect and a team of people on hand helping all the way until completed.

"Self-build is simple and will lend to new ideas and ways of helping to create a more affordable opportunities for purchasers, and ensure that they actually do get the property they desire."

He added: "The site has a wonderful rural feel, but is only a short distance from Telford town centre.

"For many people a self build means a Grand Designs scenario that you can only build a property when you have surplus money to build something that's out of reach to most people. We are putting within reach for a lot of people."

Each of the 21 remaining plots – two have already been sold next to one another beside a balancing lake on the site – will cost around £115,000, including all infrastructure and the cost of architects.

The buyers will then need to cover the build cost and the cost of a reserved matters planning application to the council.

Mr Blakemore said that for a four-bedroom house on the site, the system could end up saving around £60,000. The system also gives people the access to the home they want quicker than if they were waiting for a similar size to become available on a typical development site, he added.
