Letter: The landlord’s tale…

Renting out your spare room can be an extra source of income

Letter: You hear a lot in your letters page about the bad landlords in Telford – how they don’t do repairs and leave people living in hovels. I agree there are some bad landlords, but let me tell you the other side.

We have recently, after taking the tenant to court for non-payment of rent, taken possession of our house.

It is heartbreaking: doors ripped off or fists through them, kitchen cupboard doors ripped off, signs of trying to set fire to a wall, dirty clothes, rubbish, furniture, bedding.

We cannot get into one room because of the rubbish tipped in there.

The smell is appalling because an un-neutered cat has been living in there.

We are responsible landlords and have another property rented out. I am sure the tenants in that property would tell you that as soon as something needs to be done, it is done.

We used an estate agent, who has let us down badly. Six-monthly checks should have been made on the property and it should never have been allowed to get into the state it is in.

It is only because of police intervention that we were told the property was being used for drugs and storing stolen property.

So, when you hear about bad landlords, please remember there are some very responsible ones around who do care and end up thousands of pounds out of pocket trying to put a property right after total morons have rented them.

Two sides as can be seen to every story. We have seen good and bad tenants and good and bad home owners both have a section of neighbours from hell too although you would not believe that if you listened to some.
What also happens tenants can be from all walks of life from professionals to people on benefits we were called in after a DR and his wife left a very large house they were renting in Shrewsbury it had to be fumigated , we were also called in after another so called professional left a house in a pitiful state with damage etc, yes we have been called in to houses such as the writer mentions above to be honest they are are rather rare but from our experience problems come with excessive dirt, untidy, scruffy, damage their is not much between the professionals and the people on benefits, however the majority of tenants leave the property in good shape and were from our experience the victims of rogue landlords /estate agents who still held on to large deposits and until recently with the new legislation we have found it has been reduced slightly . However we did a job for a builder the other month who had every intention of keeping all the £850 deposit he said to me he tenant had left the cooker dirty and he was going to charge her £850 he had not put her deposit in to one of the schemes he was obligated too and answer was she can take me to court it takes all sorts and nobody is whiter than the other.

My neighbours from ‘not quite Hell but somewhere pretty unpleasant’ have moved out leaving their rented property in an awful state. There seems to have been a tidy up operation carried out by, i presume the Landlord, but have yet to actually see anyone. I have however just seen a couple of young lads moving in.I’m hoping that they are going to be pleasant to live next to … but if not, what can i do? I would complain to the landlord if i had contact details.

A quick search on the internet and you should be able to find the name of the owner of the property, failing that contact your local council which I am sure will help you with your quest .

We have had similar problems with our landlord, we have been here 3 years and have had to do numerous repairs ourselves because everytime we have asked our landlord for things to be repaired we have ended up waiting months, even years to get things done. In the end we did the jobs ourselves.
We have constantly been on the phone to them, only for some lame excuses to be told to us in order to stop us from taking it further.
Basically we’re at the point where if we were to have a health and safety or energy inspection we would fail instantly.
We have an 11 month old son and we keep asking for certain things to be done to make it safe for him but we hear the same old excuse time after time – ‘I’ll get it sorted’!!!!!
We consider ourselves good tenants and have improved the house inside and out 100% as it was in a poor state when we moved in.

I would move he is clearly a waster of a landlord if you put in a claim or what ever he will more than likely terminate your agreement .
