Warning over lack of affordable homes

newport2A Newport councillor has warned an increase in people improving their current homes rather than moving house could create problems for first time buyers further down the line.

Town and borough councillor Adam Stanton said Newport Town Council had seen a “noticeable increase” in applications for extensions and modifications to homes compared with applications for new domestic properties.

He said: “What we are picking up locally, as well as nationally, is that people are less inclined to be moving as can be seen by the lesser uptake of mortgages and be more inclined to be improving their current circumstances.”

Excluding commercial applications, Councillor Stanton said the town council had had two applications in May last year, one for a new home and another for the erection of a garage.

In October, the council had seen four applications, three of which were for extensions and in December, there were three applications, none for new build.

Councillor Stanton said: “You’re reducing the number of homes with fewer bedrooms and making them more expensive which will make it harder to get on the property ladder.

“It’s great for residents to be able to improve their homes and their situations, but we’re increasing the entry level to the market for new buyers.”

Patrick Beach, of Patrick Beach Mortgage and Financial Services in Newport, said: “The housing market last year was turbulent but it is picking up. I think people are tending to stay where they are and improving properties, they can’t sell so they extend the property or put double glazing in.”

    Nice to hear the councillors opinions on this – but there would be more entry level homes available to buy if people didn’t own them as rental property.
    I don’t see that we can accomodate Harper Adams rental needs and first time buyers needs in the same town.

    MP David Wright held a housing summit then failed to complete the report, we are still awaiting his report 12 months after he promised to release it and the aim was to address all housing issues including affordability.

    If MP’s will not keep their promises we are all doomed to failure on this topic. This Cllr should be addressing the issue with MP David Wright and should every other elected member, or are they simply prepared to spout a loud of rhetoric around the elections.

    Councillor Stanton is moaning about a handful of planning applications in a town where there are in excess of 3,000 residential homes. If a homeowner wishes to improve his own home, it has nothing to do with Stanton provided that it adheres to planning regulations. Morevover, Stanton should maybe address the housing crisis in Newport created by thousands of Harper Adams students. Newport is not a traditional university town with traditional university accomodation and Harper Admas makes virtually no provision for its students. Therefore, their accomodation needs fall into the private sector – that’s the housing problem in Newport, Stanton: not someone wanting a new garage at their own home.

    In 1970 I wanted to own my own place but prices were too high in my home town so I moved to Newport where they were 25% cheaper. What is the problem? Why devalue a pleasant market town only for folk to commute to Wolves or Telford! For that first rung on the ladder I suggest folk move to Telford, it’s not far away! The last thing Newport needs is more rabbit hutches, the councillor is way off the mark!
