1,000 homes planned for town

homes3Plans have been submitted for the first phase of a massive 1,000-home development on the site of a Telford quarry to create a “new community”.

Persimmon Homes has applied to Telford & Wrekin Council to build 170 homes on brownfield land at Hadley Quarry.

The developers say their aim is to create a new community on the 80-acre site between Hadley Road, Sommerfield Road and the railway line used by Blockleys Bricks of Telford.

The quarry is used to extract clay, sand and gravel by Blockleys and the site is to be developed in phases as the company winds down its operations.

Persimmon Homes West Midlands managing director Dominic Harman said: “Our initial plans for development of the old Hadley Quarry site in Telford includes new homes in the first phase of building.

“This will form part of a larger site, which we will be constructing over the next few years.

“The work already completed at the quarry has meant that we will be converting brownfield land back into use.

“We feel Hadley Quarry is an excellent area for development and look forward to creating a new community.”

A 1,300-page planning document has been sent to Telford & Wrekin Council by Birmingham-based chartered surveyors, Harris Lamb, dealing with issues including traffic and loss of wildlife.

A decision on the application is expected before the end of the year.

Hadley and Leegomery Parish Council had previously expressed fears medical services and roads would not be able to cope with all the new housing developments in the parish.

    Just be sure to remind buyers they’ll have to travel 15 miles to the nearest Hospital.

    What brilliant news for Telford! Is this on top of the 35,000 houses planned by 2026?

    I’m sure it will all be a great success, as long as the new residents never get ill (who needs a hospital anyway?) and either live on benefits or are prepared to travel a long way to work every day (why have industrial estates when there’s so much more money to be made out of building houses?).

    Given the undoubted benefits that massive housing developments bring to an area (and let’s face it, public open space is sooooo last century) I’m surprised that other parts of Shropshire aren’t fighting for their share of the action.

    R, Telford has to take 25,000 not 35,000 and these will count towards it just like every other house.

    This is a good site for redevelopment. You can’t tell me Hadley Quarry at the moment is attractive. It is within walking distance of both Hadley and Oakengates centres, Hortonwood and the HLC and the area is alraedy becoming a residential one. Just down the road is Etruria Village and residential developments are planned all along Sommerfield Road. Having read parts of the planning app it seems to be a lower density than surrounding new developments and plenty of open and green space is to be included as well as sustainable drainage and the restoration of a long lost watercourse.

    The worst parts of the application are the shockingly low amount of affordable housing being proposed (8 houses in this phase) and that the house designs themselves are generic red brick boxes, it would be nice to have a little variety or experimentation.

    People should be demanding good community friendly layout,good architectural design, energy efficiency, modern methods of construction, sustainable
    ility and lower cost housing provision.

    Being a B A N A N A (Build Absolutely Nothing Anywhere Near Anything) is not the sensible way forward.

    It’s all well and good proposing more home building when the economy is still at an all time low, if you can’t sell your present home how can you buy another? More to the point what about building homes for the new generations growing up in Telford who won’t be able to afford mortgages. We still need council housing not affordable housing.

    When will it stop ? What’s the ‘endgame’ ? Are we going to carry on building houses until the whole of England is built up ? It’s getting like that anyway down here in the south east – towns are merging into a continuous sprawl.

    I note that the UK population is predicted to rise by 10 million people over the next 25 years which means we’ll have to build the equivalent of TEN BIRMINGHAMS to accomodate the increase. Go and have a good look at the English countryside while there’s still some left.
