County sites worth £1m to be auctioned

hammerThree prime sites in Shropshire worth a total of more than £1 million are to go under the hammer at an auction this week.

Colliers CRE’s next London auction,, to be held on Friday, will include the Food Enterprise Centre in Shrewsbury — which officially opened for business in July. The centre will go under the hammer for freehold commercial ground rent investment with a guide price of £475,000.

Also up will be land at 6 Churchill Drive, Telford, a freehold one-acre site with a guide price of £250,000 and land at Shifnal Road, Telford – a freehold 1.32 acre development with a guide price of £250,000.

Both sites in Telford have planning consent for residential development.

The Food Enterprise Park lies on the Battlefield Enterprise Park and is dedicated to providing ideal conditions for businesses in the food and drinks industry.

A statement on Colliers’s website says: “The property fronts Vanguard Way, and comprises a site of 3.4 acres upon which there has been constructed on a part, a contemporary design, multi-let production and office development with good loading and access facilities. There is additional land for future development.”

The £3.5 million centre officially opened for business in July. It houses 12 production units for both start-up and developing food and drink businesses. It provides affordable units to rent without the initial expense of converting premises for food and drink use.

It is a jointly funded project between Shropshire Council and Advantage West Midlands.

Christopher Hill, Investment and Infrastructure team leader for Shropshire Council, said: “The ground lease for the Food Enterprise Centre is for sale by the current owners, the PXP – a partnership which includes Advantage West Midlands, the Langtree Group plc and the Bank of Scotland.

“We do not envisage that new ownership will make any significant difference to the development of the centre.

“We are, of course, keen for the Food Enterprise Centre, and indeed the whole Food Enterprise Park, to develop and thrive, and we shall continue to keep a close eye on progress and offer support when it’s needed.”

The auction will take place at The Radisson SAS Portman Hotel from 11am.
