Tim Main of Balfours Property Professionals is urging vendors to think very carefully – however good the deal sounds.

He explains: “If a neighbour approaches and suggests the ground is worth £5,000 to £6,000/acre, and he adds that he just wants a quarter of an acre.

“On this basis £2,000 might sound good – and a little boost to the cash flow.

“However extra garden land should be £20-30k per acre, or more, with the purchaser paying legal and agents fees,” Mr Main adds.

He says that when a neighbour approaches, even for a seemingly tiny piece of land, get professional help, that way you can generally maintain neighbour relations and achieve the best deal for the parcel of land to be sold.
