Regeneration plan poses problems

LETTER: On February 14 I visited Dawley House to view the proposed plans of Telford & Wrekin Council for Dawley and Malinslee regeneration.
The local authority, in conjunction with Jacobs Consulting Engineers, propose to redevelop large areas of the aforementioned parishes to breathe life into them.
After viewing the plans, may I state that although I endorse the proposals, serious consideration must be given by the authority and their business partners affiliated to the scheme to potential problems.
The local economy needs substantial investment. With the recent loss of Lloyds Bank and the pending loss of public houses, the High Street is starting to resemble a ghost town.
And even the famous Dawley Market, held every Friday, is a pale imitation of that from 20 years ago. The proposed supermarket together with several independent business units located on Paddock Mount, would be a substantial shot in the arm for the area.
However, there are several factors that concern me.
Reintroducing traffic to the High Street, even if it is a strictly one-way system, will cause more problems than it remedies.
And the development of this project in its existing format will see large areas of Dawley Mount sacrificed.
The woodland is a local point of beauty and a haven for wildlife. With the recent destruction of Lawley, and large swathes of Madeley sports fields disposed of to accommodate the new sports academy, shouldn’t we be protecting the little section of local countryside that remains?

I agree with the majority of JD’s comments, although I’m always saddened by the fact that there’s still a wide-spread belief that introducing a supermarket with a few units around it is the panacea to problems of village abandonment such as this. I believe that far more people would come into the area if the market was formalised on a more permanent and daily basis, whilst being given a good-quality indoor area with a load of upgraded parking nearby. There’s a supermarket being erected in Madeley which will see off most local business, and the siting of one a mile or so up the road in Dawley would merely serve to create a ring of supermarkets around the periphery of Telford. A genuine market place, well-maintained and offering a decent experience would act as a locally-led option, meeting local needs with more local products.

I agree and would like to point out that the 650 houses on such a small area (especially if they are to be truthful about the amount of green space left), will mean many of the houses being high flats similar to the ones knocked down in woodside (the model actually shows this but no-one would confirm it). I believe that 650 houses would make the area into a ghetto, myself.
