Homes would be on flood plain

An outline application to build 30 homes including 10 affordable houses has been recommended for refusal – because the development would be on a flood plain.
The plan, to use land at the Coal and Timber Yard, Rail Sidings, Bucknell, near Ludlow, for a mixture of homes and business units, was due to go before planners in south Shropshire today.
The Environment Agency is objecting to the scheme by applicants Alfa Aggregates Products Ltd and B & J Davies (Bucknell Ltd).
The agency says a large portion of the site is on a “high risk” flood plain, which has sparked the concerns about the suitability of the site.

In the planning report, the Environment Agency, said: “The remainder of the site lies in medium risk and low risk plains.”
The officer’s report states that in principle, the application for mixed use industrial and housing, conforms with the Local Plan.
But the report also said that the plans did not meet the council’s policy requirements for affordable housing, or the amount of employment land to be kept at the site – meaning it being recommended for refusal.
