sh11st-12.jpgRoy and Mandy Cornes’ rural home near Market Drayton is so pretty and comfortable that the only reason they are selling it is because they are heading off for a new life in Spain.

The couple, who have owned Seven Trees at Woodseaves for eight years, have invested a lot in their property, having dramatically improved and transformed it into a desirable home.

Recent additions of a large contemporary open plan sunroom plus a luxurious open plan dining kitchen have made a big difference to the already picture-perfect property.

The sun room has under-floor heating, air conditioning, its own separate fireplace with wood burner, hidden storage, Blanco Italian ceramic flooring and up-lighters.

The dining kitchen features granite worktops and hidden appliances and both these newly transformed spaces blend well with the traditional layout and style of the original cottage.

Seven Trees, 12 Newport Road, Woodseaves, is up for sale through Barbers of Market Drayton for around £295,000.

Exposed beams

It has a porch, reception hall, cloakroom, attractive dining kitchen, new sun room, dining room, sitting room and dog leg stairs to a first floor landing.

Upstairs there is a first floor hall way with doors to bedroom one, bedroom two with three full height wardrobes and countryside views, bedroom three with one triple and one single wardrobe, and a family bathroom with full suite, shower enclosure and plumbing for a bidet.

Outside there is a detached garage and landscaped gardens plus parking.

sh11st-6a.jpgFeatures in the cottage include exposed beams and a cast iron fireplace in the dining room (which is currently out of commission). The cottage windows have been replaced throughout.

The porch lies at the right hand side of the semi-detached cottage. This opens to the rear hallway with cloakroom off and then immediately into the open plan dining kitchen, which lies in the centre of the home.

This open plan space joins the rear facing sunroom, with bespoke French ceiling blinds, and makes an ideal entertaining space.

A door from the open plan dining kitchen opens to the front facing dining room with feature cast iron fireplace. To the right of the dining room is the charming front facing sitting room. Stairs from the dining room lead up to the bedrooms and bathroom.

Seven Trees is tastefully decorated and furnished throughout, and the Cornes have made the most of its potential.

sh11st-5a.jpgAs well as adding the sunroom and new dining kitchen, they built a brick fireplace in the original sitting room and replaced a doorway from the sitting room to the entrance hall with a pretty window to let in more light. Seven Trees has been well maintained, and although semi detached, a thick wall separates it from its neighbouring cottage.

Roy and Mandy were living in Newport when they first saw Seven Trees up for sale.

Roy said: “I was commuting down to the office in London and we were looking for a property to retire to and this was to be our retirement house. If we weren’t so set on Spain we wouldn’t move.”

Roy said that their cottage and the one next door had originally been farm cottages, built in the late 1800s.

Landscaped gardens

He said: “Obviously they’d been modernised over the years. We bought this one off a retired farmer and we’ve done lots of work to it. We’ve also done a huge amount to the garden.”

The front of the property has a stone wall and a block paved drive sweeping across to the garage.

The gardens have been landscaped and are enclosed by hedging.

There are two paved patios off the sunroom, flower and shrub borders, a lawned area, decorative timber arbour, water feature and a greenhouse and shed.

The gardens back on to paddocks which are grazed by horses, sheep or cattle.

Woodseaves is half an hour’s drive from Telford’s M54 and is also convenient for commuting to Market Drayton, Whitchurch, Newport and Shrewsbury.

Further details on Woodseaves are available from Barbers, Tower House, Maer Lane, Market Drayton on 01630 653641.
