Unit A extends to approximately 54,000 sq ft, combining extensive two-storey, air-conditioned offices with high-bay warehousing, currently fitted out to provide approximately 2,000 pallet spaces together with clean and secure rooms.
The detached premises has a high-profile, roadside position on a three-acre site, and additionally benefits from a secure rear yard and car parking for about 70 vehicles.
The current lease expires in December 2011 and is available by way of an assignment at a passing rent of £180,000 per annum, although consideration may be given to a sublease for a shorter period.
Nicholas Dixon said: “The property offers functional storage space with a good quality office element in a prominent roadside position.
“The narrow-aisle pallet storage currently in situ could well be of benefit to a distribution/storage company. Occupation would be available from the end of December.”
