Duo of Shropshire farms on market

Two high quality farms have come onto the market near Newport in Shropshire, offering more than 1000 acres capable of growing root vegetables and extensive irrigation infrastructure.

At 715 acres Fernhill Farm is the bigger of the two farms described by Tony Morris -Eyton of agents Savills as 'one of the most important high-quality root cropping farms to come to the market in the Midlands of a number of years'.

The Farmland is capable of growing high-yielding root crops balanced by cereals with the soil virtually all being Grade 2, an easy working medium sandy loam.

With a 25million gallon irrigation facility, practically all of the holding can be irrigated.

Also included in the sale is a former dairy unit now converted to beef with the herd grazing the adjoining land, several well equipped general purpose steel portal framed buildings, many of which serve as livestock housing. A cottage is also included on the land.

Bromstead Farm, Fernhill's sister farm six miles away which consists of around 377 acres, also offers productive arable and pasture land with two reservoirs giving a four million gallon capacity with irrigation rights for 13.8 million gallons. The soil at Bromstead is grade 2 and grade 3. The farm has been run as a stock enterprise in recent time, but the majority of the land has been cropped with arable rotation.

The farm buildings included in the sale of Bromstead Farm have been developed to a very high standard about 15 years ago and extend to 50,000 sq ft. The farm also includes Bromstead House built at the turn of the Millennium to a very high standard, taking advantage of the wonderful position and extensive views.

A farm manager and two farm workers have run Fernhill and Bromstead and will transfer to the new farm under the Transfer of Undertakings Regulations 2006 act (TUPE).

Fernhill is on the market for £7.25m as a whole or in five lots whilst Bromstead on the market for £4.5m is available as a whole or in 6 lots. Whilst it is probable the farms will be sold together the seller is flexible.
