Developer submits fresh Meadow plans

Fresh plans for the redevelopment of Shrewsbury Town Football Club’s former Gay Meadow stadium have been submitted to council chiefs.Jennings Investments Ltd have applied for planning permission for an extra 17 apartments at the former home of the League Two side, which already has consent for 156 homes including 112 open-market properties and 44 affordable units.

The application is similar to proposals put forward in March this year but which were later withdrawn.

Alan Pole, managing director of Jennings, said: “We have just needed to work in line with the council to change a few things.

“We withdrew it last time to work with the architects alongside the council as we did not want to put undue pressure on the council.

“It was literally schematic, it is the same as last time, we have just made a few changes to things like the boundary line.”

Shrewsbury and Atcham Borough Council planning officer John Bentley said the application had now been received by the planning office and would be dealt with in the near future.

Jennings Investments sold the majority of the Abbey Foregate site to Barratt Chester at the end of last year to make way for a £60 million housing development, but retained a small part of the land.

The new application is for 15 new three-storey apartments and an additional two apartments.

The plans also include a substitution of house types from two maisonettes to four flats in a five-storey block.

Jennings is also seeking permission for a new sub-station including bin and cycle stores, construction of an access track to nearby Network Rail land and an improved car park layout for the site.

Shrewsbury’s historic Gay Meadow football stadium was ripped down by bulldozers in October last year after the team moved across to a new multi-million pound stadium in Oteley Road.

The stadium had been home to the football club for more than 90 years.

How did they manage to get planning permission for the new ground without car parkiing - I can’t work that one out, anyone know?

Is the old ground site (now) flood-proof or are the developers going to leave the problem to the council and residents while their shareholders reap rewareds?

Devilschair – The new ground does have parking – 650 spaces, which is the most allowed under national planning requirements, and considerably more than at the old ground. The government only allows 1 parking space for every 15 seats at football grounds. This is to encourage more use of public transport by fans and reduce pollution/congestion levels. Contact SABC if you need more details on the legislation.

I’ve not seen the new plans for the Gay Meadow site, but the original idea was that the properties are built on a platform which should allow flood water to disperse under the properties. This has the duel affect of reducing flooding elsewhere in the town and also keeping the properties on the site flood free. Similar designs have been employed in other areas like London and York and work well.
